Today we use "Due Diligence" when we are investigating a property by Brokers Price Opinion and Title Search for debt for acqusition.The popular phrase "due diligence" originally came into being a a direct effect of the U.S. ' Securities Act of 1933. This very Act included a defense at Sec. 11, was referred to as the "Due Diligence" defense, by where it may be used by broker-dealers professionals when they are denounced of insufficient disclosure to individuals or companies investing in the securities pushed onto them by the broker dealer. Originally the term was limited to public offerings of equity investments, but over time it has come to be associated with investigations of private mergers and acquisitions as well. The term has slowly been adapted for use in other situations. The broker-dealer industry immediately adapted the practice of performing due-diligence on all offerings of stock in which they where with. Initially the phrase was exclusively used for investments in equity, however over the passage of time it has been adapted by other industries as a form of diligent investigation on respective industry acquisitions in general.
