You get an opinion of the 30 day quick sell value of the property by a local broker.

You get the current property tax status / tax deliquency status.
You get current owner of the property.
You get a list of liens on the property.
You get actual digital copies of any mortgages attached to the property.
You get Deed Copies.
You get any mortgage assignments recorded.
You get a HOA Lien Search on the property
You get a Federal Lien Search on the property
You get Last Sales Information.
You get a breakdown of household income of the zip code the property is in.
You get the average income of the zip code the property is in.

What is a Simple BPO report?
A simple BPO report is a brief BPO that just states what the broker thinks the property could sell for without listing any actual comps on the report itself.
The manner in which the broker concludes his opinion in still the same in ever y respect as a regular BPO except it will not be written out in the report. This report is ideal if you would like to know what the property could sell for while at the same time keeping the costs downs on the research.
Do we only do Simple BPO reports?
No. If you need a full report , that is not a problem. Those can be done as well. Albeit the cost is higher on those reports.
How do we get the report so fast?
